My turn to change the plans without telling anyone!

Had a brainwave about 5.20 this morning [just before deciding to roll over and get more sleep instead of cycling at 5.30], and M. Torelli the plumber says it is possible...

So sorry, guests in the eventual third bedroom, but you get a smaller shower room, and we get a junk room [although "space" would be closer to the mark].

I will post more when I'm sure everyone is happy and I can draw the plan a little better.
